What Key Things Do Buyers Look For In A Home…

    Finished Homes

Unless buying a do-up, buyers expect homes to be completed and in a livable condition

    Good Outdoor Living

Defined areas for outdoor living and lounging.  Stage these areas with the right furniture so that prospective buyers can see their use.

The grounds don’t necessarily need to be landscaped but tidy and well maintained gardens, lawns and planting that complements the house create a great impression.

    Multiple Living Rooms

We live in a more relaxed lifestyle and many desire open-plan living, but it’s also an advantage to have spaces that can be divided into adult’s and childrens areas.  This can be achieved by grouping furnishings to create different zones for different activities.  Having a home that can accommodate media rooms and home theatres are fast becoming standard than a future trend.  Perhaps your unused downstairs room could be converted by the simple addition of a couch and TV?

    Neutral Décor

Neutral décor is probably the best option for selling a home.  This appeals to a broader range of buyers and gives them the option of adding their own touches.

    Warm and Cosy

Nobody wants to walk into a cold house especially if its winter.  Ensure the heating and insulation are up to scratch.  Buyers often ask if a property is insulated and what type of heating is used consider some underfloor or ceiling insulation and perhaps installing a heat-pump.

    Multiple Bathrooms

Master bedrooms with en-suites are really desirable.  A second toilet is on many buyers checklists.

    Home Office

Technology always allows for working from home, the internet is part of everyday life for both adults and children.  An area dedicated to this can be easily created in a corner of your living space, hallway, nook or guest bedroom.

    Storage

Extra storage is easy to achieve with shelving and fittings available at most DIY stores.  Consider wardrobe shelving, additional shelving in the laundry, and flat-pack cupboards to put in garages for additional storage.

    Bedrooms

The general rule is the more bedrooms on offer the higher the value.

    Garaging

If you a garage ensure there is ample storage and that the buyer can see that a car can fit in the space.

    Clean = Loved

Never underestimate the first impression.  It’s always nice walking into a home that’s clean.  It’s all about the positives and making people feel welcome.  A clean home is a loved home.

At the end of the day a well maintained and presented home represents good value for money and reduces the risk in a buyers mind of future problems and costs.
