Set Date of Sale

The ‘Set Date of Sale’ strategy is a highly successful low stress method of selling that carries all the benefits of a traditional ‘no price’ marketing campaign, such as Auction plus many more advantages that won’t place pressure on you as the seller.

It creates the urgency on the buyer’s part, generating many enquiries, often resulting in multiple offers and regularly achieves exceptional results.

The key to success with this strategy is not excluding any buyer due to them not being ‘unconditional’ which ensures 100% of the market has the ability to purchase your home. We also believe that buyers pay the most money when they can’t see their competition and this method of marketing is the best way of obtaining a buyer’s best offer.

Conditional buyers are not excluded from placing an offer on your home and any offer can be placed prior to the ‘Set Date’.

Auction

A traditional ‘no price’ marketing strategy that can create urgency on all parties. The auction process relies on more than one unconditional buyer to bid on auction day to create competition. Limitations include only unconditional buyers can bid thus reducing the buyer pool and often on auction day the process is highly stressful for both buyers and sellers alike.

Tender

Similar to an auction, buyers send in their Tender with a deposit and the seller opens Tenders on the Tender Date. Can be sold prior to the Tender Date.  Traditionally more aligned with the commercial and rural sector.

Marketing with a price

Has limitations as the price is set with no market feedback meaning that often the price is set too high therefore not attracting any interest or the price is set too low therefore selling quickly and for less than what the market would have paid if the property was marketed without a price.
